HOW WE WORK
The process of property buying STEP BY STEP
We define your parameters for your new house together with you. Then we send you some property selections, you choose the ones you like and make a shortlist.

Next, we arrange all the visits to view the selected properties. Each visit is accompanied by us. We ask you to sign our search mandate which allows us to do our work legally for you .

Once you found the house you would like to buy, you make a written proposal (offre d’achat) with the included price and information whether you need a mortage. On your behalf, we negotiate the best possible deal.
If the seller accepts your proposal and sings it then he is bound to sell without any withdrawal. But you are not necessarily commitetted to conclude the sale.

When your proposal is accepted by the buyer, a notary starts the sale process.
First, the preliminary contract (compromis de vente) is done in which all the technical condition of the property and the sale terms are outlined. Usually it takes 2-3 weeks.
We will check whether all the details important to you are included in the contract and help you to communicate with the notary.

Secondly, you should deposit 5-10% of the total price into a special notary account no later than 10 days after signing the contract in case you are willing to continue with the trasaction. The buyer has the legal right to refuse to participate in the transaction free of charge within 10 days. After that, if the buyer decides to back out, the seller keeps the deposit as compensation.
SIGNING THE CONTRACT

Completion of the purchase (acte de vente). Typically, it takes 2-3 months between the signing of the compromise agreement and the act of transaction. During this time, the notary carries out all the necessary checks and formalities, and the buyer, if necessary, receives a loan. By the day the contract is signed, the buyer transfers the remaining amount to the notary's account. He also pays notary fees, which amount to about 7% of the value of old properties and 2.5% for new ones.
Before signing the contract, we accompany you on a home visit to make sure that nothing has changed and everything is as it should be. After signing the contract, you receive the keys to the house and written confirmation of the sale. After a few months, you will receive a completed Certificate of Sale and Notify that it has been registered.
